How to Create a Real Estate Video Tour
A real estate video tour is the perfect way to give potential buyers a feel for a property without them having to leave the comfort of their own home. In addition, video tours are a great way for real estate agents to stand out from the crowd and give their listings an edge.
Although we focus on creating high quality video tours with professional equipment, if you are just starting out as a real estate agent, creating a real estate video tour doesn’t have to be complicated or expensive. With a little planning and effort, you can create a great-looking tour that will impress potential buyers and help you sell more listings. Here’s how:
Planning Your Real Estate Video Tour
The first step in creating a real estate video tour is to plan your shoot. You’ll need to decide what parts of the property you want to focus on and what kind of overall feel you’re going for. If you’re not sure where to start, try taking a look at other real estate videos online for inspiration. Once you have a general idea of what you want your tour to look like, it’s time to start planning the logistics.

Keep in mind the rooms that are highlighted.
Video Tour Length
You’ll also need to determine how long you want your tour to be, what order you’ll film the different parts of the property in, and whether you’ll need any additional equipment or help from others. It’s also a good idea to make a list of any special features or selling points that you want to make sure are included in the tour. These are all things we would discuss with you in creating a professional real estate video tour.
Recording Your Tour
Once you have everything planned out, it’s time to start recording your tour. Begin by filming a short introduction in which you state your name and the address of the property. Then, walk through each room of the house, showing off any special features as you go. Be sure to film slowly and keep steady so that viewers can see everything clearly.
If possible, try to film during daylight hours so that the property appears bright and inviting. And if there are any areas of the house that aren’t looking their best, either don’t include them in the video tour or make sure they’re not prominently featured.
As you’re filming, try to avoid having too much furniture or clutter in each room as this can make rooms appear smaller than they actually are. You should also avoid having people or animals in the shots as this can distract viewers from paying attention to the property itself.
If possible, use a tripod when recording your video tour so that each shot is steady and easy to watch. However, if you don’t have access to a tripod, that’s okay – just be sure to hold your camera as still as possible when filming.

Editing Your Tour is Critical!
Once you’ve recorded all of the footage for your tour, it’s time for editing! Start by importing all of your footage into your video editing software of choice – iMovie, Adobe Premiere Pro, final cut pro etc… (We work with the entire Adobe suite for photography and video editing.) Next, go through all of your footage and delete any shots that didn’t turn out well or that you don’t want to include in the final product.
Then, begin piecing together your video by adding transitions between each clip and including any additional graphics or text that you want viewers to see. Make sure each clip flows smoothly into the next and that your video has a natural beginning, middle, and end.
Adding Music for Your Video Tour
Finally add music! Adding music will make your video more engaging and enjoyable for viewers – just be sure to adjust the volume properly during your speaking parts and not use anything that’s copyrighted unless you have permission from the copyright holder. We have a commercial account at EpidemicSound.com (affiliate link) that allows us to publish content for clients and businesses so they don’t have to worry about copyright issues. If everything looks good and flows well together, congratulations – you’ve just created a real estate video tour!
